Buying a home can be a very challenging and complicated process... especially if you're a first time buyer. Every real estate market has its own set of complications and opportunities which vary greatly and encompass decisions that go much beyond simply choosing a home you like. When you invest in a Realtor® make sure they’re invested in you.

It's important to know absolutely everything about the property you're buying. I'm here to make certain you do and to guide you every step of the way. The more you understand about the process the more likely your experience will be a positive one.

Once you decide to make an offer, negotiating with sellers [without good representation] can be very complicated, risky, confusing, and stressful. Real Estate Contracts are constantly changing and full of complex terms/clauses that can greatly affect the outcome of your transaction. Understanding the details is the foundation to the overall success of your real estate purchase.

To qualify the following conditions must be met:

• You must be the principle in the transaction, meaning you must be the person whose name is on the sales contract and the deed.
• The rebate must be approved by your lender and applied toward your closing costs. All rebates are subject to lender approval unless 100% of the purchase price is personally financed (paid in cash).
• You must enter into an Exclusive Right to Represent Buyer Agreement (NC Form 201) with me/NSR and the agreement must state a rebate will be offered.
• Upon first contact, you must identify me as your exclusive buyer’s representative to all brokers, agents and owners of any property that you wish to view or obtain information on including FSBO properties.
• You must allow me, as your Exclusive Buyer's Agent, to schedule all showings for you on re-sales and to register you at any new subdivisions that you are interested in prior to looking at homes.
• If you happen to visit new construction subdivisions you must register me as your buyer’s representative upon your first visit to the new home development.
• The permitted Rebate must conform to Banking Commission regulations and must be disclosed on the HUD-1 statement at close.

The rebates shown here are estimates only. Actual rebate depends on terms of sale. If you’re already represented by another Realtor/Broker or Real Estate Firm, please contact them for assistance. I follow a strict code of ethics that prohibit me from interfering with existing client/realtor relationships. If you do not have an agreement with another broker, then I am happy to help. Our brokerage relationship begins when we sign the standard (customary) North Carolina Exclusive Buyer’s Representation Agreement as we begin working together.
